Seller: Fattal bought the plot of land from a local investor and planned the hotel with the full support of the municipality as the first hotel project done during the moratorium period. They have given permission only in this area because it is very close to the entrance to the main exhibition centre of Barcelona.
Buyer: Leonardo Hotels has received consent for the first hotel development authorised in Barcelona since a 2015 development freeze.
To get approval from the city council, Leonardo Hotels first needed to comply with all urban, environmental and sustainability requirements.
The property, to be branded a Leonardo Royal, will be the group’s fourth hotel in the Spanish city and the ninth in the country. Eleven storeys high, the hotel will be in the city’s Sants-Montjuïc district, close to the exhibition centre, and will have three conference rooms, parking and a rooftop terrace complete with an infinity pool.
Leonardo Hotels entered the Spanish market four years ago and has properties in Barcelona, Madrid, Granada and Bilbao.

The new hotel, in Sants-Montjuïc district, will be the first Leonardo Hotel in Spain under the premium Leonardo Royal Hotel brand. Leonardo Royal Hotel Fira Barcelona will be a 4-star plus hotel, offering stylish, sophisticated accommodation and first-class service.
So far, Leonardo Hotels has 15 hotels under the Leonardo Royal Hotel brand; eight in Germany, one in Poland and six in the United Kingdom.

THPT Comment: Fattal/Leonardo doesn’t hang around…Interesting that Barcelona has opened the door to new hotels, after a four-year block, but only in this area, not throughout the city.
