Nobu Hotel in London’s Shoreditch Sold to Electra America Hospitality Group for £75m

Seller: Willow Corp SARL who opened in 2017. They refinanced the cost of development in 2018, as a loan, comprised of a £48.5m senior debt facility with pbb Deutsche Pfandbriefbank and a £20m mezzanine debt facility with funds advised by LaSalle Investment Management.

Buyer: Florida, USA-based Electra America Hospitality Group (EAHG), is said to have agreed to buy the Nobu Hotel in London Shoreditch for £75 million, according to a report by ReactNews.

EAHG, a joint venture hospitality from multi-family and residential investor Electra America luxury residences operator AKA, was launched in February 2021 with the objective to raise $500 million in capital from investors for the acquisition, repositioning and stabilisation independent hotels in major gateway markets.

The Group was reported to have acquired The Roger boutique hotel in New York City last month for $19 million from Pebblebrook Hotel Trust. The hotel had previously been purchased by LaSalle Hotel Properties for approximately $90 million in 2010.

Price: £75m

Price per Key: £500,000

THPT Comment: The hotel developer has been looking for a buyer from early days, even before the hotel opened. EAHG did a great deal on the New York buy earlier this year, and a good price on this one.
