Plans for a Fourth Staycity in Manchester Have Been Recommended for Planning Approval

Buyer: Ask Real Estate is proposing a 22 storey block with 279 apartments, reports Manchester Evening News, the local paper.

Established in 2000, Ask has built a number of multi-partner developments, featuring some good creative and bold concepts in regeneration. The Manchester-based company now has a portfolio of 20 separate projects, comprising over 3 million sq ft of floor-space valued at £800 million.

Ask has recently expanded into other regions and we understood they are looking to grow it’s portfolio across the UK.

The site is in Castlefield, south west of the city centre and close to the Hilton Deansgate. The city’s hotel market has absorbed 3,000 rooms of new supply since 2014, yet occupancy has remained over 75%.

Plans for a towering ‘aparthotel’ near the Castlefield Viaduct have been recommended for approval by Manchester council’s chief executive.

Development decisions are still being handled by Joanne Roney during the coronavirus pandemic as the planning committee has yet to be reinstated by the town hall.

Ask Real Estate’s proposals for a 22-storey Staycity hotel between the Grade II listed viaduct and the Deansgate Tavern are the latest to be considered by the council chief.

If approved it would have 279 rooms, a reception and coffee shop on the ground floor, as well as an exercise room for guests.

It would be the fourth Staycity hotel in Manchester, with the chain already operating on St Peter’s Square, Mason Street and near Piccadilly station.

Part of the proposed building would hang over the viaduct, while some of the railway arches would be repurposed to provide extra commercial spaces.

THPT Comment: Interesting this slightly off-centre area of Manchester has become so mainstream for new hotels, yet has remained with buoyant occupancies. Staycity really motoring now.
