The Carlauren Group In Administration With Two Hotels in N.W.England

Location: Grange over Sands, Lake District and Morecambe

Name: Lambert Manor (formerly Abbot Hall) and The Woodhouse (formerly The Headway Hotel)

No. of Keys: 60 + 7

The Properties: The Carlauren Group, which is based in Somerset, owns a string of hotels including Lambert Manor in the Lake District and The Woodhouse in Morecambe, run under the banner of Heritage Hotels. The company had 20 or so registered companies!

Lambert Manor is a 1840’s country house situated on the southern edge off the Lake District overlooking Morecambe Bay. It has a heated outdoor pool, five exterior self-catering, two-bedroom pine lodges and has 50 rooms;

The Grade II listed Morecambe Hotel also has heritage, dating back to 1828. The hotel is a former 19th century coaching inn, with a restaurant, just 7 rooms and gardens.

The company also owned a number of care homes around the country.

Carlauren managed and operated resorts, hotels, residential and care facilities, and had architecture, engineering and interior design divisions.

It reads: “Carlauren Group has instructed administrators. A full update with procedures and next steps will be distributed tomorrow.”

A petition to wind up an associated company, CHF 3 Limited which trades from the same address as Carlauren Group, has been presented by a creditor at the High Court in Manchester.

Staff have been told that that the firm has gone into administration and a further announcement is expected in Thursday, July 25th.

In June the firm dropped plans to develop a luxury hotel and a lavish Ibiza style beach club on the Isle of Wight.

Earlier this month a care home in Somerset was closed by Carlauren Group with only a week’s notice due to financial losses. Somerset County Council stepped in to take care of residents at the home.

It is understood chief executive Andrew Jamieson is to make a statement about the administration shortly.

Carlauren Group, who also owned Windlestone Hall, near Rushyford, have issued a letter to investors that states the group ‘instructed administrators’ on Tuesday, July 23.

The Northern Echo revealed last week that the estate had been sold off as individual studio apartments for more than £6m, despite no work being carried out on the building.

The country manor remains covered in scaffolding with smashed and boarded up windows. However, dozens of investors have paid between £84,690 and £407,165 for studio apartments. According to Land Registry, a total of 37 studio apartments were sold between January 2018 and March 2019 for sums totalling £6,047,710.

The letter addressed to investors, given anonymously to The Northern Echo, reads: “Dear Valued Client, Carlauren Group today [July 23] has instructed administrators.

“A full update with procedures and next steps will be distributed tomorrow.

“There is no cause for concern this step is intended to protect all studio owners, whilst updating them on the companies [sic] past financial trading by an independent 3rd party.”

However, last week the company stood by its ambitious plans to give Windlestone Hall a multi-million pound makeover.

A spokesman said: “Windlestone Hall, County Durham is part of the Carlauren Group. The company is expecting to submit plans for outline permission in the near future, which will include the addition of the external owned land which is currently not part of the listed freehold building. Until this time, work has been put on temporary hold. Once plans are submitted and approved the company is looking forward to developing the site into a luxury hotel and resort.”

THPT Comment: So, all-in-all a fairly unholy mess…THPT is trying to ascertain the sale process for the two hotels and possibly Windlestone Hall, Co. Durham.

This is a new feature on the THPT site…. Hotel & Serviced Apartment owners can be naturally reticent in publicising their property is for sale…for confidentiality reasons, for staff and current client reasons, so the properties featured in this section will either be “generic” or “name specific”

Each fortnight we mail the opportunities posted that week, but check-out the tab “Hotels Available” and call us for details of “Under the Table” – deals not posted on the site at all
